This week's question comes from a local seller who asks: "What can I do to ensure I get the best price for my property?"

Answering this week is Property Expert and Partner, Tim Beer:

"Great question. Getting the best price isn't just about fresh paint; it’s about strategy and exposure. Here are my top tips:

1. Review Your Circumstances & Timing: Before you list, have a realistic review of your own timeline. Do you need to move for a specific school term or job start date? The timing of the transaction is crucial—if you need a quick sale, your pricing strategy needs to be sharper. Being honest about your deadlines helps us structure the marketing to get the best price within your timeframe.

2. First Impressions , make sure your property is presented right think -curb appeal (landscaping, fresh paint), decluttering & depersonalising, deep cleaning, making neutral cosmetic updates (paint, lighting, hardware), tackling minor repairs, staging kitchens/bathrooms with modern fixtures, ensuring good lighting, improving energy efficiency, and staging outdoor spaces for buyers to envision themselves thers and my biggest pet hate , take the tea towel off the oven !

3. Choose the Right Agent: To get the best price, you need the best exposure. Ensure you use an agent with a prominent local profile and a proven sales track record. You want a team that covers all bases: a strong web presence, active social media reach, and a physical High Street location. This multi-channel approach ensures your property is seen by the widest possible audience.

4. First Impressions & Pricing: the highest asking price does not guarentee achieving the best price, in fact if overpriced it could harm your chances, Make sure that the agent is knoweladgeable and has relavant market intel in order to dertemine a realistic askinh price
